The creation of a new family home on a complex listed garage site

Location: South London
Project type: Refurbishment/extension and new build
Number of units: 2
Client type: Homeowner and small scale developer
Status: Planning granted 2025
Area: 200sqm (refurb) + 190sqm (new build)

This scheme comprises the construction of a new family home on a highly constrained Conservation Area site and the sensitive refurbishment and extension of the adjacent Grade II listed Georgian townhouse. The scheme demonstrates how careful design and collaboration with the Local Authority can unlock new housing within a historic context.

The new house is designed to sit comfortably within the existing streetscape, responding to the scale, rhythm and proportions of its neighbours. It also targets high sustainability performance through fabric-first design, use of natural materials and low-carbon construction methods.

Alongside this, the existing townhouse will be refurbished to reinstate its original plan form and character, with lost features reintroduced and a modern conservatory replaced by a more appropriate brick and cast stone sunroom. The building fabric – currently damp and in a poor state of repair - will be upgraded internally with natural fibre insulation and finished with lime plaster. The lower ground floor level will also be dropped and reconfigured to provide potential for independent use, improving the flexibility of the wider house.
