Brixtow Mews

The conversion of backland stable buildings into a peaceful mews community of five homes.

Location: South London
Project type: Conversion and new build
Number of units: 5
Client type: Small-scale developer
Status: Completed 2025
Area: 400sqm

Hidden behind a terraced street in Brixton, four disused stable buildings have been transformed into a small mews community, with a carefully integrated new-build forming a fifth home. The project unlocks a highly constrained backland site, accessed only from the courtyard, and creates a quiet, inward-looking setting that feels removed from the surrounding city.

The design retains and restores the character of the existing buildings, with repaired brickwork, expressed steel lintels and timber detailing echoing their original use. Openings are carefully composed to reflect the rhythm of the former stables, while new roofs, windows and doors bring the buildings up to modern standards.

Homes are arranged around a shared courtyard, fostering a sense of enclosure and community while maximising light. Internally, vaulted upper floors, generous glazing and rooflights create bright, well-proportioned spaces. A fabric-first approach and the re-use of the existing structures reduce embodied carbon while improving performance.
