The 335m² footprint, lofty internal height and elevated position of this warehouse overlooking an agricultural valley in the High Weald Area of Outstanding Natural Beauty presented an opportunity to create a contemporary rural home that responds carefully to its setting.
A large existing opening was retained to frame the landscape and draw light deep into the main living space, while more restrained side elevations echo the language of traditional farm buildings. Charred larch cladding provides a contemporary yet contextually sensitive finish.
Internally, this generous family home is organised around a clear division between public and private spaces. A large open-plan living, dining and kitchen area occupies the valley-facing side of the building beneath vaulted ceilings. A concealed door within bespoke timber panelling leads to the private spaces: five bedrooms, two bathrooms and a laundry arranged around a generous hallway. A restrained palette of polished concrete and natural oak create a warm, understated backdrop to the landscape beyond.
A fabric-first approach means the building significantly exceeds building regulations standards for new homes, with a highly insulated envelope, triple glazing and passive ventilation delivering strong thermal performance. A fully electric system — powered by a ground source heat pump and photovoltaic array with battery storage — meets operational energy demand, achieving an EPC rating of 122 (A).
